Huffines Communities Announces Phase 4 of Waterscape Master-Planned Development, Buys Additional 120 Acres

Ready for release to builders before end of 2022, prime land features hiking trails and additional programmed open space

 

DALLAS, July 20, 2020 –Developer Huffines Communities announced today the recent purchase of an additional 120 acres for more than 400 new homes that will make up phase four in its signature master-planned community, Waterscape. Located east of Dallas in Royse City, Waterscape will now span over 400 acres with more than 1,500 homes with this new tract of land. The development has all necessary master-planned community zoning and entitlements in place, enabling the release of land to builders in late 2022. New homes in this community start in the low $200,000 range up to the $380,000, averaging 1,400 – 3,000 square feet. Upon completion, Waterscape is expected to have a tax value of more than $420 million.

Waterscape has more than 250 families currently living in the community, which is just a short drive from Rockwall, conveniently located at the intersection of FM 548 and Crenshaw Road. Phase 1 of Waterscape saw 275 lots delivered, and phase 2 brought an additional 350 lots which just completed in 2019. Phase 3 includes 400 additional lots ranging in size from 40-foot rear entry to 60-foot front entry, and with phase 4, residents of Waterscape will enjoy more programmed open space. The master-planned community development is also within immediate proximity to Anita Scott Elementary, Bobby Summers Middle and Royse City High Schools.

“Housing demand in this area is on fire,” said Donald Huffines, co-owner at Huffines Communities. “Rockwall County, and Royse City in particular, continue to see explosive growth, and Waterscape is meeting this demand by offering residents quality homes with the quiet comfort of small-town living and community-centered amenities at affordable prices.”

Like other Huffines’ signature master-planned communities, Waterscape features an abundance of amenities for the whole family. Waterscape offers a well-stocked catch-and-release fishing pond, walking, biking and hiking trails and a $3.5 million amenity center, which includes a 1,500-square-foot event center, resort-style swimming pools, hammock park, water volleyball court, dog park and kids pool. The amenity center is scheduled for completion later this fall.

Residents of Waterscape enjoy quick access to downtown Royse City, which hosts a variety of commercial retail including a brewery, sports bar, coffee shops and several boutique stores.

“By selling constructed lots, we give builders better control over their homebuilding operations instead of worrying about the timing of lot development and final details of the neighborhoods they want to build,” Huffines said. “This acquisition gives us the opportunity to help complete the build out of Waterscape, making it an ideal location for families.”

Four home builders are currently under contract for Waterscape’s phase 2 and will finish building their last homes in fall 2021. Builders in Waterscape include Highland Homes, History Maker Homes, Bloomfield Homes and Impression Homes. New homebuilders are in discussion for the new land addition.

Aspen Meadows

Today, Huffines Communities, a Dallas-based residential real estate development company, announced the groundbreaking of Aspen Meadows, a 116-acre planned community in Aubrey, just north of their highly successful Providence Village community. Aspen Meadows will offer 312 newly constructed homes once complete and pricing will start in the low $200s.

Trez Capital provided financing for Aspen Meadows and homebuilders for the project include Gehan Homes, Impression Homes and Lennar.

Aspen Meadows will have many outdoor amenities aimed at bringing the community together. Residents will have access to more than 40 acres of open space, three parks, a half-mile trail system, community pool, a shaded cove, tanning ledge, wood deck, two grill stations, a community pavilion, 7 acres of grass lawns for soccer and frisbee, a dog park, playground and scenic overlooks.

Hebron Hebron 121 Station.

Developer Huffines Communities announces the construction start on Hebron 121 Station’s Phase IV, which was one of only two national Residential Award winners in Engineering News-Record magazine’s 2015 Best Project Awards. This award-winning, transit oriented, resort lifestyle community is enjoying near 100 percent occupancy in its completed 678 residences.  Once Phase IV is complete the largest Transit Oriented Development (TOD) in the DFW area will total 1,148 residences.

 

Hebron 121 Station is adjacent to and served by IH-35E, State Highway 121, the President George Bush Turnpike and the Denton County Transit Authority Rail Station. A newly constructed bridge constructed by The City of Lewisville across Timber Creek links the main Hebron 121 station entrance to the I-35E north-bound service road.  The City of Lewisville also owns and maintains 150 adjacent acres devoted to hike-and-bike trails, lakes and green space.

Phase IV consists of four buildings and is being constructed near the main entrance to 121 Hebron Station on Penn Station Road.
